Honoring A Cottage, Creating A Legacy Overlooking the Atlantic

Project Background
​Set on a striking stretch of Maine’s southern coast, this project started with a deeply personal goal: to replace a beloved family summer cottage with a home that could support the next generation of memories. The original two-bedroom cottage had long been the center of the family’s time on the coast, but as the family grew, it no longer offered the space, comfort, or flexibility needed for year-round living and extended gatherings.

At the same time, the site posed several challenges. Strict zoning regulations—including setbacks, limits on lot coverage, and height restrictions—created a tight regulatory envelope. Within those limits, the new home needed to feel open and spacious, offer a primary suite on the main floor for long-term livability, and include as many additional bedrooms as possible for visiting family and guests. Equally important, the design had to showcase the site’s stunning views—especially the eastward outlook toward the Nubble Lighthouse and the Atlantic Ocean—while respecting the scale of the surrounding neighborhood.

Design Concept and Response
Our approach started with a thorough analysis of the site: its sun orientation, the best view corridors, privacy patterns, and the scale and character of neighboring homes. Inspired by traditional New England coastal architecture, especially the Shingle Style, we created a design that feels both connected to the place and suitable for modern living.

To maximize the views while adhering to height restrictions, the main living spaces were elevated to an upper level. The kitchen, dining, and living areas form a bright, open layout with carefully positioned windows that showcase long views of the ocean and lighthouse. Below, a lower level houses the entry, guest suites, exercise area, and garage, providing a clear separation between communal and private spaces.

Throughout the home, traditional styles and materials are combined with modern details and high-performance systems. The result is a residence that appears timeless on the outside and feels comfortable, bright, and efficient on the inside.

Today, the client has a welcoming, year-round home that accommodates both daily living and large family gatherings. The new residence pays homage to the spirit of the original cottage while providing the space, flexibility, and durability needed for future generations—an enduring coastal home shaped by its surroundings and the memories it continues to hold.
