Project Vision
After a devastating fire destroyed the existing structure, our client faced more than just rebuilding a damaged property. The project provided an opportunity to restore revenue, reestablish a strong presence along one of Nashua’s busiest gateway retail corridors, and reposition a highly visible Amherst Street site for long-term market relevance. The old building had become functionally outdated and no longer met the expectations of today’s tenants or customers. The goal was to create a new 7,500-square-foot retail center capable of supporting a diverse tenant mix while introducing a modern architectural identity suitable for this prominent commercial gateway.
Our design approach started with a simple idea: even everyday commercial buildings can benefit from clear architectural design. Instead of copying what was lost, the project was envisioned as a modern multi-tenant retail space—flexible, visible, and responsive to the neighborhood’s retail needs.
Planning for Flexibility
Through detailed programming and site analysis, the design team developed a building layout that balances efficiency and flexibility. The structure contains five tenant spaces arranged within a versatile structural and planning system that allows the property to adapt to changing tenant needs. Storefront systems establish a unified architectural rhythm while letting individual tenants maintain distinct brand identities. Strong corner articulation, clear pedestrian orientation, and ample glazing enhance visibility and create an inviting street presence.
Architecturally, the building has a clean, modern look characterized by disciplined massing, contemporary materials, and a well-proportioned façade. The storefront rhythm sets the scale and activity along Amherst Street, while durable materials and simple detailing ensure long-term performance and easy maintenance. Every design choice—from structural coordination to exterior envelope systems—was guided by the goal of creating a refined architectural presence within a disciplined construction budget.
A Renewed Retail Presence
Today, the completed building transforms the site into a modern neighborhood retail destination. The flexible tenant layout, corner prominence, and renewed architectural style boost the property’s presence within one of Nashua’s most visible commercial corridors.
What began as a loss ultimately became an opportunity to reinvest in the corridor—turning an outdated property into a modern retail space that supports tenant success, enhances the streetscape, and demonstrates the lasting value of thoughtful commercial design.
